On a recent job, we helped a homeowner improve his property and prevent potential water damage with channel drain installation.
In our experience with foundation repair, one of the most common problems is poor water management around the home. For example, roof runoff properly flows down gutters, but the gutters drain directly next to the base of the house. As this water collects over time, the foundation will begin to settle or crack, leading to major damage that could be costly to fix. We try to get ahead of this problem by finding and eliminating the cause with the proper water management and flow around your home.
On this featured project, the home’s driveway sloped toward the garage entrance. Rainwater easily collected here as it flowed down the driveway. The homeowner could see this pooling as a huge contributing factor to major problems in the future. We proposed a channel drain to collect this runoff and redirect the water away from the garage. This preventative measure would solve the minor water problem before it became a major foundation issue!
To begin, we saw-cut the concrete at the entrance to the garage. We excavated trenches for a new downspout drainpipe and the channel drain, using a combination of sturdy pipe and 5-inch wide channel drain set to a specific slope and elevation for effective water redistribution. Next, we poured concrete around and under the channel drain and formed up a concrete slab in front of the side door of the garage. This continuous pour made a nice, polished look of finished concrete. Finally, we cleaned the garage doors, screwed down the channel drain plates, and cleaned up the debris and trash around the worksite.
