On a recent Scottsville foundation repair, a homeowner contacted us after noticing settlement along one side of the house. During our site visit, we identified a section of foundation that had settled along the exterior wall, as well as an area inside the crawlspace that required additional support. After evaluating the structure and soil conditions, we developed a repair plan using four Chance® helical piles to stabilize and support the affected areas.
Our crews carefully excavated around the foundation and installed three exterior piers and one pier inside the crawlspace. Each pile advanced to the depths required to achieve proper load-bearing capacity. With the underpinnings in place, we were able to lift the settled wall, closing most of the visible gap that had developed from the settlement. We then completed final bracket adjustments, repaired the affected masonry, and backfilled the excavation. We also regraded the surrounding yard to improve drainage and direct water away from the foundation to prevent erosion and other water damage in the future.
