On this featured project, we were contacted to repair a residential foundation in the Charlottesville area. The one-story home was built in the 1950s with a partial basement and crawl space. The homeowner had noticed stair-step cracks in the foundation and consulted with a structural engineer for an assessment and solution. The engineer concluded that the cracks were the result of horizontal movement between the crawl space at the front of the house and the main basement foundation wall. After receiving the engineer’s report, the homeowner contacted us for a foundation repair with helical piles.

Here, we removed the front porch concrete slab and disposed of the waste off-site. At the front wall of the foundation, we installed five Chance helical piles, based on the engineer’s report. We used a standard underpinning bracket and T-pipe to provide strength and stability to the foundation’s structure. Once the helical piles were fully installed, they each passed inspection by the city inspector. We backfilled and tamped the excavated areas and placed 21A grade stone as the base for the front porch. Our experience with concrete helped put on the finishing touches: we repoured a new concrete slab for the front porch to match the existing sidewalk in color and finish. Finally, we finely graded, seeded, and strawed the areas that had been disturbed by the work.
