The complex had been experiencing significant erosion and poor drainage, threatening property stability and safety. Our team was brought in to assess and implement a long-lasting solution. The first step involved exposing the old concrete drainpipe and addressing a developing sinkhole by backfilling it with 21A stone. Clearing blockages in the existing 24” drainage pipe required careful excavation and debris removal, including lifting a large rock with an excavator and flushing muddy water from the system.
We then shifted focus to erosion control. Our crews excavated sediment from the drainage trench, hauling multiple loads to the landfill to restore proper grading. A major phase of the project involved the removal of the failing pipe and careful installation of a new 15” corrugated pipe. We worked closely with local utility providers to avoid complications with nearby gas and electrical lines—finding and resolving an unmarked lighting wire with minimal delays.
To reinforce the drainage path, we installed a drain blanket and placed riprap at the pipe’s inlet and outlet. This critical addition helps to slow water flow, reduce erosion, and stabilize the surrounding soil. Final grading included prepping the basin and slopes, finishing with grass seed and straw blanket to promote growth and prevent future washout.
